Heres the concept

Topics A, B, D and F are the same for all products.

Topics C and E are different for each product

We have three products - i, ii and iii

We thus write these 'sub-docs':

A, B, Ci, Cii, Ciii, D, Ei, Eii, Eiii and F

We then build three userguides with these sub-docs:

User Guide i:   A, B, Ci,   D, Ei,   F
User Guide ii:  A, B, Cii,  D, Eii,  F
User Guide iii: A, B, Ciii, D, Eiii, F

Et viola.
