For tutorials and demos you might want to take a look a product called
Camtasia from Techsmith. Using that an a companion product called DubIt to
add voice-overs you can create some fairly slick demos without much effort.

For something more meaty, with interactivity, maybe some application
simulations, and measurement, the 300-pound gorilla of CBT is Authorware
from Macromedia.
